Godrej Properties Limited (GPL) is a pan-India real estate developer engaged in the development and sale of residential and commercial properties, as well as plotted and other lands. The Company derives its revenue primarily from these activities and operates across key urban markets in India. It was incorporated on February 08, 1985 as a private limited company, and is described in the report as established in 1990, building on the 128-year legacy of the Godrej Group. GPL is noted as India’s largest real estate developer by residential sales and the #1 listed developer by booking value in FY 2023–24 and FY 2024–25.

 

GPL’s footprint spans multiple cities. In the latest year, it executed 34 new project and phase launches across seven cities, including Mumbai, Bengaluru, Kolkata, Hyderabad, Gurugram, Noida and Pune, and also reported activity in Nagpur. The National Capital Region and the Mumbai Metropolitan Region were the largest contributors to booking value during the year.

 

As of March 31, 2025, the Company had 21 unlisted subsidiaries under the Companies Act.

 

Key milestones achieved in the latest year include record consolidated booking value of Rs 29,444 crore through the sale of 15,302 homes covering 25.73 Million sq. ft., 18.4 Million sq. ft. of deliveries across five cities, and 6,298 units handed over. GPL also executed 34 new launches/phase launches, added projects with expected booking value of Rs 26,450 crore, and raised Rs 6,000 crore via the largest-ever Qualified Institutional Placement (QIP) across India’s real estate sector.
